Documents Needed

Get the ones that apply to you before completing your application

Employment & Income

  • Recent employment letter, stating hourly and annual salary, bonuses, commissions, extra hours, any other revenue if you have, company name, job title, type of employment (full-time, part-time, seasonal, casual) contact person name and signature, company address, telephone number and email address.
  • Last 3 notice of assessment (NOA) for each applicant, send any applicable tax slips T1, T2, T3, T4, T4A, T4E, T5, and so on.
  • Last 2 months of pay stubs
  • Last 3 months of your bank statement showing up your downpayment amount
  • Other income statements, if you have such as guaranteed investment certificates (GICs), other general investments, other jobs, child, spousal support (Alimony), Ontario disability support program (ODSP), Canada child benefit (CCB), old age security (OAS), Canada pension plan (CPP), Ontario Public Service Pension Plan (PSPP), Quebec pension plan (QPP)

Property & Mortgage

  • Property Insurance quote/policy
  • Municipal property tax bill
  • Assignment of agreement of purchase and sale
  • MLS listing page

Rental, Condo & Additional Property

  • If you are going to rent your basement, send rental city registration, municipal building permit and leasing contract draft.
  • If is a condo, send maintenance agreement

Identification & Investor
Requirements

  • 150% amplified photocopies of driver’s license front and back and passport for each applicant on property title, in PDF format.
